Priced from the mop, not the spreadsheet
We run short-term rental turnovers across Tempe and the East Valley. Every tool here started as a spreadsheet we built for our own jobs, because the numbers that decide whether a clean is worth doing were never the ones on the invoice.
When we finally added up the true cost of one turnover, including payroll taxes, workers comp, mileage, quality assurance visits, and laundry, we found our pricing had been built on guesses. These are the spreadsheets we fixed it with, cleaned up enough to hand to someone else.
If you clean short-term rentals for a living, whether that is your own book of properties or a company with crews, they will tell you in an afternoon what took us a lot longer to work out.
What a turnover actually costs
Take a typical $165 clean. Cleaner pay takes $74.25 of it. Payroll burden, the taxes and workers comp nobody remembers, takes another $11.14. Mileage and supplies between properties take $15.12. What is left for overhead and profit is $64.49, or 39% of the invoice.
That last number is what pays for a slow summer, a backup cleaner, insurance, and the van that needs tires. Price without it and you find out the hard way, usually in July. The free calculator runs that math on your own numbers, for your own market.

Questions about the tools
Do I need Excel?
No. Both work in Excel and in Google Sheets, with no add-ins or macros. If you can open a spreadsheet, you can run them.
Is the free one actually free?
Yes. It is priced pay-what-you-want, so you can enter zero and download it. Paying something is optional and appreciated, not required.
Are the numbers specific to Arizona?
The defaults are ours, which means Phoenix-area wages, drive times, and supply costs. Every input is yours to change, so the structure works in any market.
I am a solo cleaner, not a company. Is the full model overkill?
It is built to answer whether a business works at a given property count, which matters most when you are deciding whether to hire your first person. If you are pricing one clean at a time, start with the free one.
Will you tell me what to charge?
No spreadsheet can set your price, because your wages, drive times, and market are not ours. What these do is show what a given price leaves you, so the decision is made with arithmetic rather than a guess.
Do you hire cleaners in the East Valley?
