Laundry is where turnovers slow down. We run it through our wash and fold partner, or work around the service you already use, so a same-day flip never waits on a dryer.
Why laundry decides your turnover window
A three-bedroom turnover generates several loads. On a home washer, that is four to six hours of machine time, and the beds cannot be made until it is done. When checkout is at 11 and check-in is at 4, the math does not work, which is why cleaners who do laundry on site either run late or cut corners somewhere else.
The way around it is simple: the linens that go back on the bed are not the linens that came off it. Clean sets are already at the property, the dirty ones leave with us, and the turnover finishes on time whether or not a wash cycle has ended.
Two ways to handle it
Pick the setup that fits how you run the property. Both work; they just move the cost and the coordination to different places.
You keep your own service
You already have a wash and fold service with pickup and delivery, or an on-site setup that works. We strip the beds, stage the clean linens you leave for us, and take the dirty set out of the way. Nothing changes except that the turnover stops depending on your machines.
We handle it
Dirty linens leave with our crew and come back clean through our wash and fold partner, for an additional fee on top of your turnover rate. Nothing to coordinate on your end, no laundry room to keep stocked, and no waiting between guests.
Mixed, by property
Portfolios rarely run the same way at every door. A condo with a stacked washer and a pool home with no laundry room can be set up differently and still land on one invoice.
What each setup needs from you
The requirements are short, but they are firm. This is the part that makes or breaks a same-day flip.
If we handle the laundry
- Three full sets of linens per bed: one clean, one in use, one in rotation.
- Two to three towel sets per guest the listing sleeps.
- Somewhere at the property to store the clean sets, out of guest reach.
- Mattress and pillow protectors, which we check on every visit.
If you keep your own service
- Clean linens at the property before every turnover, without exception.
- A delivery schedule that lands ahead of checkout, not after it.
- A backup set on site for the week your delivery slips.
- Tell us where the clean sets live, so no one is hunting for them on a tight window.
What we watch for on every visit
Linens wear out in guest-visible ways: grey pillowcases, pilled sheets, towels that stopped being white two seasons ago. Guests photograph that and reviewers mention it, and hosts are usually the last to notice because they see the linens least.
We flag stains, thinning sheets, and short counts in the same report as damage and low supplies, so you can replace a set before a guest writes about it. When we handle the laundry, we also pull anything that will not come clean rather than putting it back on the bed.
Questions hosts ask about laundry
How much does the laundry service cost?
It is an add-on to your flat per-turnover rate, priced by the size of the property and how many sets come off the beds. You get the number in writing after the walkthrough, the same as the turnover rate.
Why three sets of linens per bed?
One set is on the bed, one is in the wash, and one is ready for the next turnover. With two sets, a delayed return or a stained sheet leaves a bed unmade on a changeover day. The third set costs less than one cancelled booking.
Can you use my own linens rather than a rental pool?
Yes. Your linens stay yours, and they come back to the property they came from. We are not swapping them into a shared pool.
What happens if a guest ruins a sheet?
You hear about it the same afternoon, with photos, in the same report as any other damage, while you can still make a claim with the platform.
Do you restock paper and soap too?
Yes, on every turnover, from the supplies you keep at the property, and we tell you what is running low before it runs out.
