Seasonal deep resets
A turnover window buys a few hours. Twice a year, a property needs more than that: the detail work that guests notice slowly and reviewers mention all at once.
What a deep reset is for
Turnovers keep a property guest-ready, but they run against the clock. Grout, vents, oven interiors, baseboards, ceiling fans, patio furniture, and window tracks are not in a checkout-to-check-in window, and they should not be, because rushing them is how things get missed.
Those surfaces still change over a season. In the Valley the pattern is predictable: monsoon dust in late summer, sunscreen and pool water through the warm months, and heavy back-to-back use from January into April. A deep reset resets the baseline, so your turnovers start from clean rather than from "clean enough".
When Valley hosts book them
Two a year fits most properties: one before peak season, one after it.
- Sep – Oct Before peak season Monsoon dust off patios, screens, and window tracks, and everything detailed before the winter calendar fills.
- Jan – Apr Mid-season, if you run hard Back-to-back bookings through spring training leave marks a turnover cannot catch up on.
- May – Jun After the rush The deep clean that closes out the busy season, with a report on what needs repair before summer.
- Any time Before listing or after a bad stay New listings, new owners, or the turnover after a party that got out of hand.
What the reset covers
On top of everything in a standard turnover.
Inside
- Baseboards, door frames, and switch plates.
- Inside the oven, the fridge, and behind them where we can reach.
- Ceiling fans, vents, and light fixtures.
- Shower and floor grout, and hard-water buildup on glass and fixtures.
- Window tracks, sills, and interior glass.
- Under and behind furniture that stays put on a normal visit.
Outside
- Patio furniture, cushions, and umbrellas.
- Pool deck, loungers, and the outdoor dining setup.
- Grill grates, drip trays, and outdoor trash areas.
- Entry, porch, and the front-door approach guests photograph first.
- Screens and exterior glass at ground level.
- A written list of anything that needs a repair we do not do.
How it is priced and scheduled
Deep resets are quoted per visit, not at your turnover rate, because the scope depends on the property: square footage, how long since the last one, whether there is a pool deck, and how hard the season was. You get the price in writing before we schedule.
They need a clear day with no guest in the property, so we book them off your calendar in advance. If you tell us your season, we will suggest the window rather than waiting for you to remember.
Questions hosts ask about deep resets
How often does a short-term rental need one?
Twice a year for a property that books steadily, once for a quieter one. Pool homes and properties that take large groups tend toward twice.
Is this included in my turnover rate?
No. Turnovers are a flat rate per changeover; deep resets are quoted per visit because the scope varies. Nothing gets added to an invoice without you approving it first.
How long does it take?
Most properties take a crew most of a day. Bigger homes and ones that have gone a long time without a reset can take longer, and we tell you that up front rather than cutting the list short.
Can you do it between guests?
Not properly. A deep reset needs the property empty for the day. Squeezing it into a turnover window is how the detail work gets skipped.
Do you do carpet shampooing or window washing?
Those are specialist jobs with their own equipment, and we will tell you when a property needs them rather than pretending a deep clean covers it. We work alongside whoever you use.
