What we need, and what you get

Onboarding a portfolio takes about a week, mostly walkthroughs.

From you

  • A walkthrough at each property, so nothing is guessed at later.
  • Calendar access, or a reliable feed of checkouts and check-ins.
  • Access details per door: codes, lockboxes, parking, community rules.
  • Linen setup per property, and who supplies the consumables.
  • The owner-reporting format you already use, if you want us to match it.

  • A flat per-turnover rate per property, in writing, before we start.
  • A standard checklist applied the same way at every door.
  • Photo and damage reports the same day, addressed by property.
  • Daily quality assurance visits to completed turnovers.

Questions managers ask

How many properties can you take on?

We turn over 30-plus Valley properties a week and we are hiring continuously, but capacity is real and we will tell you what we can absorb and by when. We would rather turn down a portfolio than take one we cannot staff through March.

Can you match our owner reporting?

Usually. Tell us what your owners see today, and we will fit our photo and damage reports into it rather than making you re-key anything.

Do you work with our existing cleaners?

Sometimes managers move a portfolio across in phases, or keep a cleaner for a few doors. That works, as long as the standard and the reporting are the same at every property we touch.

What does onboarding look like?

Walkthroughs at each property, access and linen setup collected per door, then a start date. Most portfolios are running inside a week or two, and we phase larger ones so nothing lands cold.

How do you handle owner-caused delays?

Late checkouts, missed linen deliveries, and codes that changed without warning are the usual causes. We contact you first and wait a reasonable time, and a trip fee applies only when we cannot complete the turnover. The details are in our terms.
