What Airbnb cleaning costs in the Phoenix area
Every Valley cleaner prices turnovers differently, which makes two quotes hard to compare. Here is what actually moves the number, and what to check before you sign.
Why nobody publishes a price list
Turnover cleaning is priced per property, not per hour, and the same three-bedroom house can be a 90-minute job or a four-hour one depending on whether there is a pool deck, how many beds get stripped, and whether the laundry happens on site. A published rate card would be wrong for most properties on it.
What you should get instead is a flat per-turnover rate in writing after a walkthrough, and that rate should not move afterward unless the scope does. If a quote arrives without anyone seeing the property, it is a guess, and guesses get corrected later on your invoice.
What moves the price
Roughly in order of how much difference each one makes.
Size and bed count
Square footage matters less than beds and bathrooms. Every bed is a strip-and-remake, and every bathroom is a full reset, so a four-bedroom with three baths costs more than a larger house with two of each.
Laundry
The single biggest variable. Laundry done on site adds hours to the window; laundry handled off site adds a fee but frees the turnover. Ask which one a quote assumes, because the difference is large.
Turnover window
A same-day flip between an 11 a.m. checkout and a 4 p.m. check-in needs more people at once than a turnover with a free day on either side. Staffing for that is part of what you pay for.
Outdoor space
Pool decks, patios, grills, and outdoor dining take real time, and in the Valley they are what guests booked the place for. A quote that ignores the backyard will get corrected later.
Restocking and reporting
Consumables topped up, supply counts, photo reports, and damage reports are either included or they are extras. Both are defensible; not knowing which is not.
Property count
Portfolios cost less per door. The savings come from routing several properties in one area on the same day, not from cutting the checklist.
Comparing two quotes
Ask both cleaners the same questions and the cheaper one often stops being cheaper.
Ask what is included
- Is laundry in this rate, or an add-on?
- Are consumables restocked, and who buys them?
- Do I get photos after every turnover?
- Is there a charge for same-day flips or weekends?
- What happens if a guest leaves the place wrecked?
Ask what happens when it goes wrong
- Who comes if my regular cleaner is sick?
- How fast do I hear about damage, and with what evidence?
- If something is missed, who fixes it and at whose cost?
- Is anyone checking the work other than the person who did it?
- How many other properties are on that person’s Saturday?
The cost that does not show up in the quote
A cancelled booking, a partial refund, or a one-star review about a dirty kitchen costs more than a year of the difference between the cheapest cleaner in the Valley and a staffed one. That is the real comparison, and it is the reason most hosts who call us are already working with someone.
We are not the cheapest option in the Phoenix market and we are straightforward about that. What you are buying at the higher number is depth: backup cleaners when someone is out, daily quality assurance visits, and photo evidence before the next guest walks in.
Questions hosts ask about pricing
Should I charge guests a cleaning fee that covers this?
Most Valley hosts do, and platforms show it separately at checkout. Pricing the fee at or near your actual turnover cost keeps your nightly rate competitive without eating the margin.
Do you charge more for same-day turnovers?
No. Same-day flips are normal work here, and they are priced into the flat rate we quote after the walkthrough rather than billed as a surcharge.
What about a property that sat empty for months?
That is a deep reset, quoted per visit, not a turnover. Dust, grout, vents, and patios after a summer of sitting are a different job, and pretending otherwise just means it gets skipped.
Do rates drop if I add properties?
Yes. Per-turnover rates come down as the door count goes up, and we put the volume rate in writing after the walkthroughs rather than promising a vague discount.
