Surviving spring training as an East Valley host

Cactus League season is the best six weeks on the Valley calendar and the hardest on your turnovers. Everything that usually happens once a week happens twice, at the same time, for every host in the area.

Why March breaks cleaning schedules

Fifteen teams train within an hour of Tempe, and five of the parks sit in our service area: Sloan Park and Hohokam Stadium in Mesa, Tempe Diablo Stadium, Scottsdale Stadium, and Salt River Fields. Fans book weekend to weekend, which turns a calendar that used to have gaps into a run of Friday and Sunday changeovers.

Every host nearby is in the same position, and so is every cleaner. This is the season when a solo cleaner with a full book takes on one property too many, and the host who finds out at noon on a Saturday is the one whose guest checks in to a dirty house.

A season timeline that works

What to handle when, based on how the Valley calendar actually runs.

  1. Oct – Nov Deep reset and repairs Get the detail work and any repairs done before the calendar fills. Nothing gets fixed properly in March.
  2. Dec Linen and supply audit Count sets, replace the grey ones, and order consumables in bulk. Prices and delivery times both get worse in February.
  3. Jan Lock in cleaning capacity Confirm with your cleaner in writing that they can cover your changeover days. This is the month to find out they cannot.
  4. Feb – Mar Season Same-day flips, photo reports, and fast damage reporting. Keep the calendar accurate and the codes current.
  5. Apr Recovery Post-season reset while bookings slow, with a repair list from everything the season turned up.

What tightens up in season

The differences between a normal turnover and a March one.

Plan for

  • Back-to-back weekend stays with same-day checkouts and check-ins.
  • More beds in use than usual, since groups split rooms to share costs.
  • Heavier kitchen use, more trash, and more towels than a couple generates.
  • Late checkouts from guests heading to an afternoon game.
  • Parking questions in neighborhoods near the parks.

Get ahead of

  • Linens: three sets per bed, or a laundry service that returns them same day.
  • Consumables: paper, soap, coffee, and trash bags in bulk before February.
  • Access: check gate and door codes now, not on a changeover morning.
  • Backup: know who cleans your property if your cleaner is sick in March.
  • Damage: a same-day report is what makes a platform claim possible.

What guests notice in March

Spring training guests book for baseball, arrive late, and leave early, so the property gets used hard and reviewed fast. The complaints that follow a busy weekend are almost always the same: bathrooms that were wiped rather than cleaned, beds made with yesterday’s linens, no coffee left, and a patio still covered in the last group’s bottles.

None of that is a skill problem. It is what happens when one person has too many properties in one afternoon. A staffed crew, a fixed checklist, and someone checking the work afterward is what keeps a March review from reading like that.

Spring training questions

When should I book cleaning capacity for spring training?

January at the latest. By February every cleaner in the East Valley is committed, and the ones still taking new work in March are the ones nobody else could rely on.

Can you cover a Friday and Sunday changeover on the same property?

Yes. Back-to-back weekend turnovers are ordinary work for us in February and March, and they are scheduled off your booking calendar rather than by text on the day.

Which spring training parks are in your service area?

Sloan Park and Hohokam Stadium in Mesa, Tempe Diablo Stadium, Scottsdale Stadium, and Salt River Fields, plus the rest of the East Valley around them.

My guests always ask about parking near the parks. Can you help?

We note parking and community rules at the walkthrough so your house instructions stay accurate, which cuts down the questions you field during a game weekend.

What if a guest damages something mid-season?

You hear the same afternoon, with photos, while a platform claim is still possible and before the next group arrives.
